to become a key player in community development, VIP has become a significant developer of residential multi-unit housing in the Bronx. It has developed and maintains nearly 700 units in 27 new or renovated buildings, clean and beautifully kept. This significant initiative has transformed the look and personality of many city blocks. VIP housing includes two buildings of studio apartments with supportive services for its clients and the formerly homeless, and eighteen properties of one-to-three bedroom apartments for the community-at-large, with some set-aside units for those with histories of substance abuse and treatment.
VIP is a unique landlord in that it brings its social services expertise to bear on behalf of its tenants. Through its Tenant Services Group, all tenants are offered assistance or supportive services. VIP believes that interacting with tenants to identify potential problems is the key to successful affordable housing development in re-emerging urban neighborhoods.
VIP is a sophisticated developer. It has been persistent in finding creative approaches to financing development projects, and where there is a good strategic fit, VIP partners with other organizations. VIP housing has been financed with a variety of city, state and federal loans and subsidies. In addition to conventional financing techniques, VIP also uses federal Low Income Housing Tax Credits to fund affordable housing. Vacant buildings have been gutted and rehabilitated, partially occupied buildings have been modernized and renovated, and new buildings have been constructed.
Because of VIP's philosophy of respect and support for those it serves, it incorporates warm human touches -- such as gardens and homey sitting areas -- in its buildings. Residents who enter VIP apartment buildings and residences, particularly those who have come from city homeless shelters, often express a sense of renewed hope. In an environment of care and respect they can begin to progress toward self-sufficient lives.
